Job Description:

We are hiring two experienced Apartment Maintenance Technicians at Santa Monica Christian Towers, a 163-unit, Tax Credit, age restricted (62+) residential property located in Santa Monica, CA. This building will be starting a rehab construction after March 2026.

Responsibilities:

This role supports a large-scale rehabilitation of an occupied 162-unit high-rise community. 

  • With the Senior Rehab Manager, coordinate between Development, ownership, construction partners, onsite operations, and residents during rehabilitation.
  • Assist with monitoring the rehabilitation progress, schedules, and operational impacts, escalating risks or delays as appropriate.
  • Assist with coordination for unit access in collaboration with construction and site staff to ensure project timelines are maintained.
  • Attend regular project meetings and maintain awareness of construction schedules and operational impacts.
  • Monitor site safety, unit protection, and resident impact during construction, escalating concerns as needed.
  • Prepare and turn units for move-ins (make ready)
  • Complete typical apartment work orders
  • General preventative maintenance and unit inspections
  • Exterior property maintenance, sidewalk grinding and landscaping vendor supervision
  • Minor carpentry, plumbing, electrical repairs and troubleshooting
  • Replacement and repair of household appliances and items (i.e. refrigerator, stoves, sinks, drains, toilets)
  • Opportunity to do basic welding, minor HVAC repair and special projects
  • Light cleaning and pickup of grounds in accordance with safety and sanitizing protocols

Experience and Skills:

Location

  • High School diploma/GED.
  • Minimum five (5) years’ experience in facilities maintenance, hotel or apartment community experience.
  • General maintenance, plumbing and electrical skills.
  • Exceptional customer service skills and communication skills.
  • Warm, outgoing personality.
